Fair-Way Realty's Motto is the "fair" way to do Real Estate.   We've found over the past ten years of doing business in Charlotte, that there are some common traits that most people desire when looking for a real estate company to help them sell, buy or rent a home.

People Person - Our customers want a friendly, honest, knowledgeable broker.  Someone with good character that explains all aspects of the process and the decisions that they will make in the transaction. 
 
Experienced Brokers - Understanding the market, the process, the law and how to negotiate.  That's what we get paid to do and it is rightly expected that we know how to do it. 
 
Timely Follow Up - This should probably be #1.  The home selling, buying and renting process can be stressful.  Not following up can add greatly to the stress and can also ruin deals.  Giving feedback to seller's on showings, following up on offers of buyers and renters all require timely follow up.

We are fully licensed Brokers and members of the National Association of Realtors®. We have been in business over 10 years and have completed over one hundred and fifty transactions.  With experience in Real Estate Listing & Buyer Agency, Mortgage Lending, Loss Mitigation, Short Sales, Mortgage Modifications & Insurance, we know our way around the process of buying and selling your home.

We are proud of our technology skills and how they have transformed the typical real estate sale.  We will be able to provide you with different sales reports that will keep you in the loop.  Many sellers have told us that they never hear any feedback from their agents!   This is valuable information and should be used to modify & tweak your home decor, price and marketing that will bring in the right buyers and get a contract.

We work within the traditional brokerage marketplace, (MLS / websites like realtor.com, trulia.com ect..) as well as non-traditional markets, (Craigslist, Postlets, Point2 ect..), to get you the absolute maximum visibility for your property.  Our goal is to provide a fair price for the cost of services rendered, much like any other professional service that consumers pay for. We will also try alternate sales methods to get your home off the market.  If you want to rent or rent-to-own your home, we can help facilitate that process.  For lease purchase transactions, we have developed a unique sales approach find tenant buyers.  This extra service may really pay come in handy if your home doesn't sell in your timeframe goal.

By simply lowering the commission on your home sale, you will net more at closing.  This is how you will keep more of your homes equity if you use us to list and sell your home.   We have three different commission structures that allow the seller to either be very involved and save the most down to seller wants no involvement and will still save money but not the same degree. Another advantage you gain by using us is a faster sale.  In the tough selling days ahead, just listing your property on the MLS and waiting for a buyer are over.  You need to have a competitive advantage.  By applying some of your commission savings towards a lower sales price, you can attract buyers and contracts faster than other homes in your neighborhood using full commission real estate companies.

There are thousands of Real Estate Brokers in the Charlotte Metro area.  If we did nothing more than put your home in MLS and a sign in your yard, you would automatically be marketed by these thousands of agents.  But, we do more than that. The National Association of Realtors claims that a very small percentage of home buyers use the newspaper anymore.  With the ease and speed of the internet, buyers can logon and find their dream home themselves.  This presents a great way for you to save more money.  We market your home extensively on the internet so that when people use search engines they can easily find your home.

Sellers

Fair-Way Realty is a Full-Service but not Full-Commission Real Estate Company.  What does that mean ?  That means that we do everything you have come to expect from a traditional real estate company at a lower commission.    

Full-Service Not Limited Service

When you start to evaluate lower cost companies, know that there is a difference.  Limited Service Companies are just that.  They will typically perform very limited services, usually including adding your home to the Multiple Listing Service for a fee.  This may seem enticing at first, but be careful to understand the limits and the additional expenses if you add-on services during the transaction.  Fair-Way Realty is a Full-Service Low Commission company.  This means all services are included for the commission quoted.   

Services

We work with the traditional real estate brokerages in the Charlotte Region to market your home.  Brokers will want to show your home, as much as, any other home in the Multiple Listing Service.  We aren't short changing other brokers, so that you can save money.  We have reduced the Listing Brokerage Commission and this is how you will save on you home sale.  We have low fee commission for our services.  We have developed processes and systems to make listing homes easier for us.  This time savings and step by step approach allows us to sell more homes than typical brokers, thus lower our commissions. 

Bottom Line

By simply paying less commission on your home sale, you will net more at closing.  Saving $20,000 in commission may mean a new car !  If you decide selling the home quickly is more important, by using some of the commission savings to lower the price, you may sell your home faster.  If you are in a tough market this may be an advantage.

Some Insight

What we've found over the past decade is that many times folks come to look at our properties without a broker.  Usually, buyer's want to get a feel for certain neighborhoods or feel uncomfortable "bothering" a broker until they are ready to buy.  Some buyer's have even told us they prefer to travel and search alone and deal directly with the seller or seller's agent.  While we understand these feelings, you may not be taking full advantage of the tools and skills of others that will help you buy the best home at the best price.  And you definitely aren't getting our Buyer Rebate!

Financing

Perfect-Medium-Low credit score, do you know ALL of the programs you may qualify for ?  We are always looking for the best loan and credit deals for our buyers. Mortgage Officer's will really know the best mortgages and they change almost every day, (rates can change multiple times per day).  What if your situation isn't cookie cutter.  You may be self-employed, low scores, short time at job, ect.   A good Mortgage Officer will put together a program that is tailored to your situation.  Maybe it will require a Rent or Rent-To-Own program.  We sit down with our buyers, before starting our search, so that you know how much you can afford, if you can buy now, do you need to rent and work on some things for a while or can we rent-to-own a home. 

Buyer Interview

If you close your eye's and picture walking through a child's room in the dark.  Would you do it ?  Looking for homes without answering some basic questions is similar to the child's room example.  No one should start looking at homes without sitting down and reviewing your situation that will help narrow the homes that you should see.  Don't spend time looking at homes that are out of your qualification range.  We can help you pre-qualify the right home.
